How much does office reinstatement cost in Singapore in 2026?

The short answer

For a standard office unit, budget roughly $4 to $9 per square foot for full reinstatement. A 4,000 sqft floor therefore lands somewhere between $16,000 and $36,000. That is a wide band, and the spread is almost entirely down to what was built during the original fit-out.

What moves the price

How much was added

A unit with glass fronts, a raised floor, a plasterboard ceiling and heavy carpentry costs several times more to strip than an open-plan floor with carpet tiles. Reinstatement prices the removal, not the area.

Permitted working hours

Buildings that only allow noisy works between 7pm and 7am push the same scope onto night shifts. That is a real cost, and it is the single most common reason two quotes for the same unit differ.

Debris access

A shared service lift on a booking system sets the pace for the whole job. Where debris has to be bagged and lifted rather than chuted, the cart-away line grows.

Reinstatement prices the removal, not the floor area. Two identical units can differ by a factor of three.
