False Ceiling, Skim Coat and Repaint in Tampines

The owners wanted concealed cove lighting through the living and dining areas and a flat finish throughout, in an occupied flat, without moving out.

Ceiling levels were set off the existing aircon trunking so headroom was only lost where it had to be. Lighting circuits were first-fixed before boarding, the ceiling was boarded and skimmed, and every wall in the flat was given a full skim coat rather than spot filling — the previous repaint had left visible patch outlines under the afternoon light.

The flat was worked room by room so the family kept two bedrooms in use throughout, and each area was cleared and reset at the end of every day.
