Only the parts the lease named: three meeting rooms and a pantry taken out, the rest of the floor left as it stood.
Not every handover is a full strip-out. The lease listed the tenant's additions, and the landlord wanted those removed and nothing else — so the first job was reading the schedule against what was actually on site.
Three glass-fronted meeting rooms and the pantry joinery came out, along with the plumbing spur to the sink and the tenant's data points. Ceiling tiles disturbed by the partitions were replaced from matching stock, the grid was made good where partition heads had been fixed into it, and the sprinkler heads were re-centred in the reinstated tiles. The whole floor was then repainted so the removed areas did not read as patches.
The joint inspection passed with no items, and the tenant kept the fit-out they were entitled to keep.
